When building permits are required

Building permits are required for many types of construction, remodeling and additions, including:

  • Garages, workshops, sheds and storage buildings
  • Room additions
  • Patio covers and awnings
  • Retaining walls over 3 feet high
  • Swimming pools, fences and block walls
  • Bonus rooms
  • Electrical, plumbing, mechanical and gas piping work, including electrical wiring, garbage disposals, dryers, water heaters, sinks, swimming pool piping, spas, heating appliances, air conditioners, lawn sprinklers, water softeners, solar equipment and fans

Future home sales or refinancing may require evidence that work was completed in compliance with applicable codes.

What you need before starting work

Applications for a building permit generally require two sets of plans. Plans should include:

1. Plot plan. Show the location, size and use of rooms; location of other buildings and structures on the lot; side and rear setback distances; distances between buildings; easements; street and alley widths; and the location of any private disposal system or house sewer lines.

2. Floor plan. Show the location, size and use of rooms, along with the location and size of windows and doors.

3. Structural plan. Show foundations, structural elevations and details related to the building. Typical framing detail sheets and other information may be available from Building and Safety.

4. Electrical and plumbing work. Show switches, outlets and fixtures on the plans. Homeowners may perform electrical and plumbing work if they occupy the building. Otherwise, the work must be completed by a licensed contractor.

Note: Homeowners should verify that the proper permits have been obtained when work will be performed by others.

Garage conversions

If you plan to convert an attached garage to a playroom, bedroom or other use, please note that the Zoning Ordinance requires two covered parking spaces to replace the original garage. The new garage must be built before remodeling or conversion begins.

Fencing

If you plan to build a fence, check with the Planning Division of the Community Development Department for setback requirements and height limits.

Changes in lot drainage

Your property has been graded to properly drain to the street or a drainage course. Proposed buildings, fences, walls, walkways or other improvements may change lot drainage. Check with Building and Safety before starting work.

Other requirements

It is unlawful to use, or permit the permanent use of, any automobile, trailer or house car for living or sleeping quarters anywhere in the City of Lakewood, except in a lawfully operated mobile home park.
