Home rehab grants and loans for low-income residents
Using special federal and other housing funds, the City of Lakewood administers a zero-interest, deferred-payment loan program providing up to $35,000 of interest-free funding for low-income residents to repair and rehabilitate their homes.
To qualify, your home must be a single-family, owner-occupied dwelling in Lakewood. The family must meet the income limits set by the federal government, which are $84,850 for a resident living alone, and $121,150 for a household of four. (Income limits adjust based on household size.) Other restrictions apply.
The loan is interest-free and payment is deferred, meaning it only needs to be paid back when the house is sold or refinanced, equity is extracted from the home value or the title is transferred.
Examples of property improvements are:
- Roof repair or replacement
- Kitchen and bathroom repair or remodel
- Interior and exterior painting
- Electrical and plumbing upgrades
- Flooring repair or replacement
- Fumigation and repair of termite damage
- Heating and air system repair and installation
- Stucco repair or replacement
- Window repair or replacement
Fix-Up, Paint-Up Grant
The City of Lakewood provides funds to help with exterior painting and minor repairs to gates, wood trim, doors and stucco. The grant is available to low-income residents who own and occupy their single-family residential home.
Accessible Modification Grant
The City of Lakewood offers a Single-Family Residential Accessible Modification Grant providing up to $10,000 in funds to help with interior and exterior Americans with Disabilities Act (ADA) modifications, such as:
- Walk-in shower installation
- Widening doorway widths
- Grab bar installation
- Exterior ramp installation
The grant is available to low-income residents who own and occupy their single-family residential home.
Eligibility requirements
The following requirements must be met to take advantage of these loan and grant programs:
- The home to be remodeled must be a single-family dwelling located in the City of Lakewood.
- The owner must occupy the home.
- The homeowner cannot own other property aside from their primary residence.
- Income eligibility requirements must be met.
- The property must be current on all mortgage payments and property taxes.
- The property cannot be in a reverse mortgage.
- The property cannot be in any stage of a loan modification or have a Notice of Default against the property.
- The property must have a minimum of $35,000 in equity to secure the Lien Agreement.
